Avison Young acquired the asset for an English Council via an income strip. The deal represents the largest UK single asset hotel transaction to have completed in 2021. It was a tripartite agreement between the vendor, Dominvs Hotels, an English Council and an Annuity Fund. The yield paid is confidential but reflected a price per key in the region of £700,000.
By providing strategic advice and structuring a council secured lease wrapper, Avison Young were able to add value for the Council and the Vendor.

580,000 sq ft
Avison Young led the marketing and disposal of this iconic heritage-led building of circa 580,000 sq ft GIA in the heart of Whitehall. This international marketing campaign resulted in an unconditional receipt achieved in excess of £350m.
Z Hotels
Valuation, Agency & Development Consultancy
14 limited service hotels
Avison Young have provided valuation, agency and development consultancy advice for Z Hotels since its conception in 2009. Z is the UK market leader in terms of occupancy, with many hotels trading at close to 100%, driven by its super prime locations.
The dynamics of the concept (micro rooms-some without windows) allows this hotel group to outperform traditionally more high value uses. The ethos of the Z portfolio was to convert offices to hotels in central city (especially London) locations which came about during the financial crash in 2009.
Mandarin Oriental, London
Hotel Valuation
Avison Young completed a valuation for loan security purposes on this luxury, full service asset in Hyde Park, central London. The hotel was due to complete its most extensive restoration in its 115 year history in June 2018, but was damaged two weeks before its launch. Our market valuation for the ‘trophy asset’ was c.£350m.
Moxy Portfolio, UK-wide
Hotel Valuation
Avison Young acted on behalf of Vastint Hospitality to value a portfolio of ten Moxy by Marriott hotels across the UK, including the Moxy SEC Glasgow. The purpose of the valuation was for internal purposes and the final lot size was c.£250m.
AroundTown Portfolio, Pan-European
Hotel Valuation
Avison Young act as the Valuers for the pan-European Aroundtown portfolio. We have valued approximately 60 hotels in Germany in 2020 and for the previous three years, with a value of €1.5bn. The wider portfolio includes c.150 assets including a wide mix of grades from limited service to luxury properties.
